How much does an interior fit-out cost in Dubai?
Cost depends on category and specification. As a broad guide, basic office fit-out in Dubai typically starts around AED 150–200 per square foot, mid-range commercial around AED 250–400, and high-end retail, F&B or clinical work can exceed AED 400–700 per square foot, driven by MEP complexity and joinery. We issue an itemised BOQ so you can see exactly where the money sits and adjust scope before committing.
How long does a fit-out take?
For a standard office of 500 sqm, allow around 10–14 weeks from signed contract to handover: roughly 3–5 weeks for design and approvals and 7–9 weeks on site. F&B and clinical projects run longer because of the additional approval stages. We publish a programme at contract stage and report against it weekly.
Do you handle Dubai Municipality and Civil Defence approvals?
Yes. Preparing and submitting the drawings package, responding to authority comments and securing final sign-off is included in our turnkey scope. You do not deal with the authorities directly.
Do you work inside free zones?
Yes DMCC, JAFZA, DIFC, Dubai South and others. Free zones apply their own approval processes and fit-out guidelines on top of the standard requirements, and we submit to those directly.
Can you take on design only, or build only?
Yes to both. Most clients take the full turnkey route because it removes the coordination risk, but we will work to another designer’s drawings, or produce a design package for you to tender. If we are building to someone else’s design, we review it first and tell you honestly what will and won’t get approved.
What happens if something is defective after handover?
Every project carries a 12-month defects liability period. Report a defect within that window and we return and rectify it at no cost. MEP equipment and specialist items also carry their manufacturers’ warranties, all documented in the handover pack.
Do you work outside Dubai?
Yes across the UAE including Abu Dhabi and Sharjah, and regionally. Authority requirements differ by emirate and we handle the relevant submission in each.
